How we work with buyers.

Most of our buyer relationships span four to nine months — especially for new construction in rural and lakeside communities north of Houston. Here's what that looks like.

  1. First conversation

    We start with a conversation — no pressure, no paperwork. We want to understand what you're trying to do and whether we're the right fit.

  2. Understanding the niche

    New construction, rural acreage, lakeside, golf-course community, or resale — your answer shapes everything from the builder introductions we make to the counties we focus on.

  3. Introductions

    We introduce you to the right builders, lots, and resale opportunities. This is where Cathy's builder relationships — built since 2010 — come in.

  4. Offers and negotiations

    Once you've found the right home or lot, we guide you through the offer and negotiate on your behalf. Under NAR's post-settlement rules, we'll have a buyer-representation agreement in place before we show any properties — that's our commitment to you in writing.

  5. Contract and inspection

    Lindsay handles post-contract work: inspection coordination, repair negotiations, and timeline management. The part most buyers don't see — and the part we do best.

  6. Close

    We see you to the closing table. For new construction, that often means 4–9 months from first conversation to keys. We're with you the whole way.

Why we do it this way

Relationship Builders — not volume brokers.

"Relationship Builders" isn't marketing language. It's how we actually work. Lindsay came back to real estate in 2017 because she found a version of the business she believed in — post-contract, transaction-coordination, detail work. Not cold calls. Not volume chasing.

Most of our buyer relationships start four to nine months before a closing. That's not a lag — that's what it takes to find the right property in the markets we specialize in: new construction in rural and lakeside communities north of Houston, acreage, golf-course neighborhoods. The timeline is long because the inventory is specific, and specific inventory is worth waiting for.

Under NAR's post-settlement rules (effective since late 2024), buyer-agent representation agreements are now required before any showing. We've always worked that way informally — the new rule just puts it in writing. If you're working with us, you'll know upfront what we're committing to each other.

Selling with HHR

For sellers.

Your listing goes on MLS, HAR.com, and Homes.com — where buyers in our markets actually look. We don't advertise on Zillow. Zillow pulls listings directly from MLS and doesn't update pricing in real time, which means buyers see stale numbers. We'd rather direct buyers to accurate listings on platforms we trust.

Pricing rural, lakeside, and acreage properties honestly is a different skill than pricing suburban tract homes — the comps are thinner and the buyers are more specific. Cathy has been selling in these markets since 2010. We know the inventory, and we'll give you a number we can defend.
